Renovation in Hudson
A village on the Lake of Two Mountains where houses have character and sometimes more than a hundred years. We renovate with respect for what makes Hudson, and for the rules that protect it.

Hudson mixes three kinds of houses: the old ones in the village core along Main Road, often wood-framed on stone foundations; the lakefront homes; and the newer detached houses in the wooded sectors. Each one renovates differently.
In an old house, nothing is square and that is normal. We open walls expecting surprises, build a contingency into the quote and adapt the structure instead of forcing it. Outside, the town’s architectural integration plan (PIIA) governs materials, openings and additions visible from the street.
PIIA and heritage
An addition, cladding or window visible from the street goes through the planning advisory committee. We prepare the file with elevations and samples to avoid a second review.
Stone foundations
Old foundations let moisture through. Before finishing a basement, we talk drainage, membrane and sometimes underpinning.
Shoreline strip
On the lake, a protected shoreline strip limits what can be built or excavated. A deck or shed is positioned around that line.

Permits in Hudson
On top of the building permit, work visible from the street in PIIA sectors is reviewed by the planning advisory committee. Allow a few extra weeks for those projects.

Questions from Hudson
Do you work on century homes?
Yes. We build on the existing structure, correct what must be corrected and put a contingency in the quote rather than surprise you mid-job.
Does the PIIA add a lot of time?
A few weeks, depending on the committee’s calendar. A complete file from the start avoids back and forth. Interior work is not affected.
Do you come to Hudson for a free visit?
Yes, Hudson is fifteen minutes from our shop in Vaudreuil-Dorion by Route 342 or Highway 40.
